How does Home Repair Share help homeowners?

How does Home Repair Share work?

Systems and appliances are vulnerable to breaking down when you and your budget least expect it. A Home Repair Share package offers cost protection from the unknown that impact your home’s most vital systems and appliances. Participants agree to properly maintain their home’s systems and appliances to ensure the welfare and interest of everyone on the platform that shares. You’ll share your monthly subscription contributions and enjoy cost protection for important systems and appliances in your home.  

How is Home Repair Share different than a home warranty? 

A home warranty is an annual service contract, where as HRS is a monthly cost-sharing subscription that offers like-minded participants a platform to practice integrity based cost-sharing. 

What do home warranties cover? 

The Service Contract Industry Council (SCIC) defines a home warranty as service contracts that “cover repair or replacement of a home’s major systems, such as heating, air conditioning, electrical and plumbing and major appliances for renewable one-year terms.”  Home warranties cover unexpected breakdowns in appliances and systems components of the home, which is not offered with insurance policies. Typically, with a home warranty, if you’re dishwasher stops washing dishes or your water heater fails, it may be covered under the annual service contract. 

What is home protection? 

Home protection is any form, tool, mechanism, financial or otherwise, that aids in protecting the physical, operational, precautionary, or financial interest and welfare of any aspect of the home. All forms of home protection serve to protect in different ways. Ranging from security alarm systems, which protect the home from intruders, to home owners insurance that protects your home and personal belongings from fire, flood, and storm. There are air conditioning and plumbing home maintenance service contracts that offer services to extend the life of systems and offer discounts for repairs. Home warranties are annual service contracts that provide protection against the high cost of home repairs and replacements of covered systems and appliances. Another form of home protection follows the tradition and principles of sharing each other’s burdens, which includes expensive home repair and replacement costs allowing like-minded families to practice like-minded cost sharing.

What is the difference between Home Repair Share and homeowners insurance? 

A home owners insurance policy protects you from things that could happen such as fire, flood, storm, or theft. Home Repair Share offers a form of home protection that helps like-minded families and individuals share in the cost of home repairs that will happen.

Can I use my own service pro? 

Absolutely. You’re in control. Participants use fairly priced and trustworthy pros that they know, or they get one from the Home Repair Share Pro-Network. As long as you text or email when the breakdown occurs, we will educate and guide you through our Simple Easy Process via text or email. 

Requests & Eligibility

How long does a subscription last? 

Home Repair Share offers monthly cost-sharing subscriptions that are on-going and renew every month. A lump sum of twelve 12 monthly subscriptions, or multiples thereof, can be contributed at close of escrow by title for real estate transactions, and these are considered as monthly subscriptions.

How do I submit a share request? 

At the time a breakdown occurs simply text or email 24/7. 

How do I get service from Home Repair Share? 

With Home Repair Share, any time you have a repair cost for an eligible system or appliance, you follow the simple easy process to get help from a local pro of your choice or from the available HRS Pro-Network. Home Repair Share support is available at anytime by text or email. Once you text or email notification of your breakdown, you schedule with your service pro to take care of  your home repair quickly, professionally, and for a fair price.

What repair costs are eligible for sharing?

HRS offers a monthly subscription based model that allows like-minded people to share in the high cost of home repairs.  Cost-sharing is based on like-minded principles found in Galatians 6:2. By agreeing to like-minded beliefs and voluntarily adhering to the Sharing Guidelines costs are shared for repair or replacement of heating, air conditioning, electrical, plumbing, appliances, minor roof leak repairs, pool & spa equipment, sprinkler systems, water softeners, well and septic pumps, insurance deductibles, and more. Subscription dollars are shared among participants that go directly to other participant’s repair costs. 

Are there any limits to the number of repair requests I can submit?

No. Sharing requests are submitted and sharing is administered by Home Repair Share between participants who have agreed to share repair costs with other like-minded participants when they request to share repair costs. 

How does Home Repair Share determine if my share request is eligible or not?

We review contractor diagnosis, invoices, and before and after pics and determine costs that are eligible for sharing per the Sharing Guidelines.

What if the problem was not fixed and contractor has to return?

Good news. Licensed and bonded contractors will provide a guarantee of work for a minimum of 30 days. 

What if it can’t be fixed?

If your system or appliance cannot be repaired then participants will share based on the Sharing Guidelines. Generally if repair costs exceed the cost of replacement, then the unit will need to be replaced.

Do you offer optional items like stand-alone freezers?

Yes. We will provide a custom quote on stand-alone freezers.  

Are roof repairs eligible for sharing?

Yes and no. We offer minor roof leak cost-share protection with COMPLETE Package only, but eligibility is limited to $500 maximum sharing for leaks within the habitable space. Property damage is not eligible, but when buying a home with COMPLETE Package, you are eligible to submit request for homeowners insurance deductible sharing when submitting claim with your insurance company for property damage up to $1,000.  

Can I add a guest house to my Home Repair Share package?

Yes. We can add guest homes under 750 sqft, If it’s larger than that then you can get a custom discount to add it to your subscription. 

What are the limits of sharing eligibility for my AC unit?

Repair costs of mechanical components of units up to 5 tons capacity located on the inside of the equipment required to make the unit operate including thermostats. Geothermal units up to $1500 sharing. Mini-splits and wall air conditioners are eligible. Eligible compressor and evaporative coil replacements are limited to $1400 aggregate. Ductwork plenum, dampers, leaks or breaks in registers or grill are eligible up to $500 sharing. Up to $20 per lb for refrigerant. Sharing is eligible for the system component that failed, and if replacement is necessary the replacement teir schedule will be followed provided the system component failure repair would cost more than the replacement itself. Payments and sharing

How does sharing work?

Systems and appliances are vulnerable to breaking down when you and your budget least expect it. A Home Repair Share package offers cost protection from the unknown that impact your home’s most vital systems and appliances. Participants agree to properly maintain their home’s systems and appliances to ensure the welfare and interest of everyone on the platform that shares. You’ll share your monthly subscription contributions and enjoy cost protection for important systems and appliances in your home for costs over the unshared level (UL) of $150. 

How long does it take to pay contractors or reimburse participants?

Usually the same day (24 hours). It depends on when the repair info is obtained by Home Repair Share, but once received payment is normally given within a 24 hour period. 

Are my sharing options flexible?

Yes. You can enroll your subscription on a 30 day payment schedule or you can enroll with the payment option of 12 months up front. You can enroll by credit card, debit card, check, or checking account.

Do I have to pay when I request sharing if something breaks?

That depends. We do not have service call fees or trade item fees. There is a $150 unshared level (UL) that resets every 12 months from the subscription effective date. You are responsible for the first $150 of eligible repair costs. If your dishwasher breaks down, and it’s your first request and you have not met the UL, then you will be responsible for the first $150 of repairs, and the remainder of the repair costs would be shared. Then, if your water heater breaks, and your UL has been met, then sharing would ensue for the entire amount of eligible repair costs. Basically, you take care of the first $150 of repair costs and participants help with the rest. 

Will I be responsible for any out-of-pocket costs?

That could happen depending on the circumstances. As long as repair costs are eligible, and participants continue to share then there’s no additional costs. For repair costs that are not eligible, you may have out-of-pocket costs. Please see the Sharing Guidelines for details.

Will I receive a subscription discount for enrolling multiple homes?

Yes. You would be eligible for a $50 savings for each additional home you enroll. 

How much does the home warranty industry spend on home repairs? 

Approximately 40% of premiums collected by the home warranty industry actually goes to contractors and home repair costs. 

How much does Home Repair Share spend on home repairs? 

A minimum of 80% of sharing funds collected by Home Repair Share actually go to contractors and home repair costs for participants. 

What impacts the cost of home protection and a Home Repair Share package?

Homeowners can choose between SYSTEMS, APPLIANCES, or COMPLETE sharing packages.  These packages depend on whether families would like to add protection on appliances, roof, and insurance deductibles in addition to their home systems. There are also other options like pool equipment, septic system, well pump, sprinkler system, and soft-water systems that can be added for additional suggested rates. For like-minded investors, dwelling types such as single family homes, duplex, triplex, and multiple dwelling units are available with custom quotes. Single family homes over 5000 sqft require custom quotes for suggested monthly  subscriptions

How does a manufacturer’s warranty compare to a Home Repair Share package?

Normally, a manufacturer’s warranty covers a broken part of a single appliance or system without covering the cost of labor, diagnosis and repair.

Home Repair Share helps protect your budget when eligible system and appliance components fail due to normal wear and tear by sharing the repair costs including labor and parts. Participants share in the costs to repair or replace your eligible items, or help find a workable solution. 

What is the Pro-Network? 

Many Home Repair Share participants subscribe to save money on home repairs together, and soon realize the benefits of the Home Repair Share Pro-Network. As we allow participants the huge benefit of using their own fair and trustworthy contractors they know, those that do not have a pro can ask us to make a connection. You will receive prompt communication via group-text with a like-minded contractor in your area, based on availability. These pros are trusted by Home Repair Share to provide amazing service at a great price. You get simple, easy and fast service without having to hassle to find a trusted pro. And you’re still in control of the process.

Existing Participants

Can I change my package?

You bet. You can change or upgrade your Home Repair Share package at any time. 

How do I make sure my subscription renews?

We offer monthly subscription packages that renew every month automatically through the scheduled payment cycle. For real estate transactions paid at close of escrow after the 12 monthly subscriptions have ended, participants choose to continue by opting into scheduled monthly payments. 

Can I cancel my subscription? 

Yes, at any time. 

How do I cancel my subscription?

That’s so easy. Just text or email to cancel your subscription. We will cancel the recurring payment schedule of your monthly subscription package. Unlike an annual home warranty service contract, Home Repair Share is a like-minded cost-sharing model and your monthly subscription contributions are non-refundable shared pledges, and as a result, pro-rated refunds are not applicable.

Most definitely. A Home Repair Share Real Estate Package helps protect your investment from the high cost of repair or replacement of components of home systems and appliances. It is available to home sellers (listing package) and home buyers and often presented through their real estate agents in a real estate transaction setting.

Can I add a Home Repair Share Real Estate Package to the home I’m purchasing after close of escrow? 

Yes. You can add a real estate protection package to your new home at any time with no suggested rate increase. 

How do Home Repair Share’s real estate packages work? 

We have two protection packages custom made for real estate transactions. To see real estate package options for a home you’re purchasing, review our available real estate packages. Then, ask your real estate agent to arrange the home protection to be obtained from Home Repair Share at closing through the title escrow company. We can also help coordinate directly with close of escrow to submit needed documents to ensure a reliable transaction to protect your home. 

What real estate packages are available? 

For Buyers: Home Repair Share offers two value-packed real estate protection packages for buyers: 

  • RealSYSTEMS: Offers cost-sharing for components of home systems that are more costly to repair and replace, such as heating, air conditioning, plumbing, and electrical system (ceiling fans, central vacuum, door bells, smoke detectors) and more. 
  • RealCOMPLETE: Offers comprehensive cost-sharing for items included in the RealSYSTEMS package including major kitchen and laundry appliances, minor roof leak repairs, and up to $1,000 insurance deductible sharing for homeowners insurance property damage claims. 

Optional items such as pool/spa equipment, well pump, septic system pump, soft water system, reverse osmosis, and sprinkler systems are available. 

    Is a real estate package available to sellers? 

    Yes. If you are selling your home, you can add the Sellers Package Option*. Get a quote to help protect your investment while its on the market.
    Here’s the simple easy instructions:

    1. Seller chooses the real estate package to obtain for the buyer.
    2. Seller adds on the Sellers Package Option. This option allows sharing for the same items as the RealSYSTEMS package.
    3. Seller enjoys peace of mind for up to 6 months (which is renewable upon request and at the discretion of Home Repair Share) while the home is for sale.
    4. Full sharing funds are not due until closing.
    5. The subscription transfers to the buyer and starts at close of escrow.

    *$1,000 cost-sharing maximum for all trades during the listing period.

    Do you offer multiple 12 months subscriptions for real estate packages at discounts? 

    Yes! We have 12 months, 24 months, 48 months, and 72 months subscriptions at a discounted rate for real estate transactions. 

    Do you offer a package for newly built homes? 

    Our new build packages range from years 24-60 months for a total of 48 months of home repair cost protection. This package can also be obtained anytime within the first 12 months of closing on new construction. 

    Are multiple systems and appliances eligible under a Home Repair Share New Build package?

    Yes. If you have mulitple of each home systems or appliances, they’re eligible for sharing at no additional cost.

    What are the limits of eligibility of my real estate sharing package or limits to the guidelines?

    Yes. We share costs of breakdowns that occur due to normal wear and tear. For example, if a transformer on your air conditioner fails due to normal wear and tear, it would be eligible for sharing. But, if young kids are throwing t-shirts and everything else down the toilet that causes stoppages, that probably is not the best use of participants sharing contributions for repairs when caused by abnormal wear and tear.     When can I start using my real estate protection subscription package?

    How long does my real estate protection package last?

    Normally, the real estate packages are 12 months of subscriptions which are paid upfront at close of escrow. If you choose the 24 months, 48 months, or 72 months of subscriptions, you are committing the entire amount to sharing the costs with other like-minded participants. There are no refunds when cost-sharing funds have been submitted to Home Repair Share. As this platform behaves as a not-for-profit, subscription months are non-refundable if paid in advance.
